Willis ISD adopted one of the lower school district rates in Montgomery County. Because the school district rate is the largest single component of a Texas tax bill, that difference is worth real money every year.

One district, simpler arithmetic
Unlike Conroe, Willis new-home inventory is served by a single school district. That removes the boundary question entirely: whichever Willis subdivision a buyer chooses, the school district component of the tax bill is the same.

Willis ISD's adopted rate is toward the lower end of the county's school districts. Because the school district component is the largest single line on a Texas tax bill, that position is worth more to a buyer than any other single jurisdictional fact about a Willis address.
Reading the two halves
The maintenance-and-operations half funds current instruction and operations. The interest-and-sinking half repays voter-approved bonds and cannot be reduced below what covenants require. Comparing districts on the total alone hides which of them has room to move.
The line that is not on the listing
A Willis home outside any municipal utility district skips an entire component other buyers pay. That is worth checking parcel by parcel, because two subdivisions a mile apart can differ on it.
